JAMES J. HOULIHAN
Senior Director
James J. Houlihan is a graduate of Manhattan Preparatory School (1970) and of Fordham University School of Business (CBA 1974). Mr. Houlihan is a licensed Real Estate Broker and represents the fourth generation in a family business founded in 1891 by his great-grandfather. Mr. Houlihan is a partner at Houlihan-Parnes Realtors, LLC of White Plains, New York, a multi-faceted commercial real estate firm and has managed its daily operations since becoming a partner in 1987. Mr. Houlihan is an active partner in Metro Property Group, LLC, a commercial property management company located in Westchester County, as well as a partner in HP Capital, LLC - a mortgage service company, and GHP Office Realty, LLC, an entity involved in the principal acquisition and management and leasing of office buildings. Mr. Houlihan is also on the Board of Directors for Q10 Capital, LLC, which is a national leader in commercial real estate capital.

Since 1973, Mr. Houlihan has been active in many areas of the commercial real estate industry throughout the United States with a main emphasis on the metropolitan New York area. Mr. Houlihan has been retained by many leading financial and not-for-profit and educational institutions as both a consultant and agent to consult, manage, lease, acquire, renovate and sell real estate.

Mr. Houlihan is the past President of the Apartment Owners Advisory Council of Westchester (1984-1986) and has served as a Chairman of the Board of Directors as well. He is the past Chairman of the prestigious Sales Brokers Committee of the Real Estate Board of New York. In 1999 Mr. Houlihan was a winner of the "Most Ingenious Deal of the Year Award" from the Real Estate Board of New York and runner up for their 2006 award.

Mr. Houlihan has served as Chairman of the Great Hunger Memorial Committee of Westchester County that created a monument commemorating "An Gorta Mor", the period known as The Great Hunger in Ireland (1845-1851). Mr. Houlihan has been honored as a recipient of the prestigious "Ellis Island Medal of Honor" in 2000 for his varied humanitarian efforts. He was also named to Irish America's magazine "Top 100" list in 2001 and to their Top 100 Business list annually from 2006 through 2009. He received the Irish Arts Center's "Spirit of Ireland" award in 2001 and the Irish American Building Society award in 2007.

Mr. Houlihan frequently speaks to industry groups and has also lectured at Columbia University, New York University, Fordham University and the New School for Social Research.

Mr. Houlihan has served on the Westchester County Parks Department Board. He was the Committee Chairman for the successful fundraising effort for The Rising, a memorial dedicated to the 109 Westchester County residents who lost their lives on the tragic day of September 11, 2001. The Westchester County Board of Legislators honored him with the first ever Chairman's Medal of Gratitude in 2004. Westchester County Parks Department honored Mr. Houlihan with their "Best Friends Award" in 2010.


Mr. Houlihan curates the acclaimed exhibit "The Fighting Irishmen: A Celebration of the Celtic Warrior". It originally opened in the fall of 2006 at the Irish Arts Center, and continued at the South Street Seaport Museum in lower Manhattan in 2007, at the John J. Burns Library at Boston College in 2008, Ulster American Folk Park in County Tyrone, Northern Ireland in 2009 and at the GAA Museum at Croke Park, Dublin, Ireland in 2010.


Mr. Houlihan serves on the Executive Committee of the President's Council of Fordham University and the Board of Directors of the Irish Arts Center. Mr. Houlihan, his wife Pat, and their five children, currently reside in Bronxville, New York.

HAROUT GHAZARIAN
Director
Harout K. Ghazarian, a Director of Q10 New York Realty Advisors, LLC, is actively involved in the origination and placement of debt, equity, and sales transactions for commercial and multifamily real estate. Primarily focused on the Tri-State region, Harout has advised clients on transactions across the United States. During his tenure at Q10 NY and its predecessor organization, Mr. Ghazarian has been involved in several hundred million dollars of commercial real estate transactions across various asset classes.

Mr. Ghazarian is a graduate of the Fordham University College of Business with concentrations in Finance and Legal/Ethical Studies. Prior to joining iCap Realty Advisors, Harout worked as a residential leasing broker in the greater Boston area and had an active roll in the management of several family-owned retail businesses. He is a member of the Young Mortgage Bankers Association and a licensed real estate salesperson in New York and Massachusetts.

MICHAEL O'NEILL
Mike O'Neill began his career in commercial real estate in 1979, as a lending officer for a New York savings institution. Joining Houlihan-Parnes in 1987, Mike has been an integral part of the financing division of the Company, during a period of tremendous growth of the firm to a nationally recognized force in the real estate industry. A native New Yorker, Mike has maintained long-term relationships with the metropolitan area lending community, while developing new contacts throughout the country in the rapidly changing network of sources of capital.

JEREMIAH A. HOULIHAN
Senior Director
Jerry Houlihan attended Manhattan College for 2 years and then graduated with a BS from Pace University. He also represents the fourth generation of Houlihans in the Real Estate Business. Jerry has been active in all aspects of commercial real estate for twenty years with a concentration on mortgage placement. He has worked closely with all types of Lenders such as private equity funds, agencies, Wall Street conduits, commercial banks, and thrifts. Jerry currently manages about 40,000 sf of retail property as well as residential buildings and has leased and managed warehouse and office buildings.

Jerry is seeking his fifth term as Chairman of the Westchester County's Apartment Owners Advisory Council, a political lobbying and support group for multi-family apt building owners and managers. He served twelve years as Vice Chair of the AOAC. The organization seeks fair rent guidelines for those buildings that are subject to ETPA (Emergency Tenant Protection Act of 1974) and DHCR (Division of Housing and Community Renewal) jurisdiction.

Jerry resides in Southbury, CT with his wife Elizabeth and two children, Douglas and Eva.

STEPHEN J. MCCULLOCH
Director
Stephen J. McCulloch, Jr., a graduate of St.Michaels College has been actively involved in the commercial real estate business since 1984. Mr. McCulloch has been active in sales, financing, ownership, leasing, and the management of multifamily, office and retail properties. In addition, Mr. McCulloch has been active in the construction of single family homes working in partnership with various builders in Westchester and Long Island. Mr. McCulloch is currently President of the Building and Realty Institute, a 1500 member real estate trade association actively involved the commercial and residential development arena throughout New York State. Mr. McCulloch is currently a Trustee of the Construction Industry Foundation, a member of the Area Development Council of the County Chamber of Commerce, and an active member of the Westchester County Association. Mr. McCulloch has in the past been Chairman of the Apartment Owners Advisory Council, an owner representative to the Westchester County Rent Guidelines Board, and a board member of the Coop and Condo Council of Westchester County. Mr. McCulloch is active in the Friendly Sons of St. Patrick and is currently a board member of the regional American Youth Soccer Organization(AYSO).

ED GRAF

Bio:

Ed Graf has been active in the real estate business since 1980. As an investor he has owned managed and financed properties in Long Island, Astoria-Queens, Washington Heights, Manhattan. He brings an owner's perspective to the bargaining table.

In 2004 he joined Houlihan-Parnes as a Senior Director. Ed has closed loans and acted as a sales broker for H-P clients on medical, multi-family, and retail assets. The following are a sample of Ed's recent transactions:

- First mortgage financing for a 52,000 SF medical center located in Albuquerque, NM for $3,950,000.
- First mortgage financing for a 13-building portfolio in up-state New York for $11,900,000.
- A non-conforming loan placed on a mixed-use property in Westhampton in the amount of $1,500,000.
- First mortgage refinancing in the amount of $31,400,000 for a 328,538 SF shopping center in St. Croix.
- First mortgage financing on a single tenant condominium in the amount of $4,000,000. The non-recourse loan is located in Soho-Manhattan.
- First mortgage financing for $4,000,000 on a strip retail center in Mount Vernon, NY.
- First mortgage of $22,000,000 for four mixed-use buildings and a single tenant landmark building in DUMBO-Brooklyn.
- First mortgage financing for a 51,628 SF CVS-anchored shopping center located in Farmington, CT. The loan amount was $5,450,000 and the LTV was 85%.
- Arranged for purchase and assumption of first mortgage for a 124,500 SF shopping center in Albuquerque, NM.
- Arranged for a $20,000,000 participation of a $90,000,000 construction loan for a Mercedes Benz dealership condo, on the West Side of Manhattan.

Ed specializes in "out of the box" challenges. He relies on an experienced network, while actively combing the industry for capital and building strong relationships with banks, insurance companies, and non-conforming lenders.
